Parking

There is room enough in the parking area on the side of the house to park 4 vehicles. The driveway is only one car width wide, so be aware that you’ll have to back down the driveway one way or the other. If the house is being shared by two parties please be considerate of the other guests so as to allow them access to the parking area and not block their cars from being able to enter or exit using the driveway.

You may park up to 2 vehicles in the driveway. Park one car in front of the other on the side of the driveway closest to the house. If there are guests in the lower apartment please pull your cars forward so as to leave enough leeway for them to access the driveway from the parking area.

Information Book

There is an Information Book in the living room that contains more detailed information about our home. You’ll find instructions for how to operate the ROKU TV in the living room, thermostats, etc., and checkout instructions, etc. Please be sure to read the information in this book upon your arrival.

While you are there, we would appreciate your cooperation with the following:

  • PLEASE do not overload the dishwasher (especially the top shelf) at the end of your visit. Our housekeeper has reported several times that she found the dishwasher completely overloaded with dishes and the top shelf is in danger of breaking due to the excess weight. We would really appreciate it if you would run the dishwasher at least once during your visit so that the final wash does not overload the dishwasher. Thanks for your cooperation!
  • Please do not put luggage on the beds. Luggage racks have been provided in each bedroom.
  • Please do not use the white washcloths to remove makeup or excessive dirt. There are dark colored washcloths provided in each bathroom for this purpose.

Well & Water Usage & Septic System

Our rural area dictates the use of a well for water and a septic system for waste. Many people who have never experienced this are not aware of the proper care of these systems. Please read the following carefully so you will understand the proper use of our septic system & how to avoid water problems during your visit. We cannot be held responsible if you disregard this information and as a result experience problems. Additionally you may be liable for any expenses incurred to resolve issues due to your negligence to these instructions.

What’s Provided

  • High quality linens are provided (sheets, blankets, bedding, pillows, bath towels, hand towels & washcloths)
  • We provide one hotel-sized tube of shampoo, conditioner, lotion and bar of soap in the bathroom to get you started.
  • We provide enough toilet paper in the bathroom to get you started.  You may need to purchase more if necessary.
  • A roll of paper towels and a few trash bags are provided. Extra trash bags are found inside the trash can underneath the one that is in use.
  • Liquid dish soap, dishwasher soap pods, rinsing agent and basic cleaning supplies are provided under the sink in the kitchen.
  • There is a hair dryer provided in the cabinet of the bathroom.
  • Your first pot of coffee is on the house!  You will find a little wire basket on the counter which contains a packet of coffee grounds (enough for one pot), paper filter, packets of instant hot chocolate mix, and teabags.  Sweetener & sugar packets are located in the bottom corner cabinet. Powdered creamer is found in the upper cabinet to the left of the microwave. (FYI, this property does not have a Keurig coffee maker.)
  • The kitchen is stocked with dishes, glassware, silverware, pots & pans, a (drip) coffee maker, crock-pot, toaster, blender and hand mixer.
  • Basic pantry items & spices were stocked in the home originally.  You’ll find these items in the upper cabinet to the left of the microwave or in the bottom corner cabinet. We ask guests to please replace what they use up so subsequent guests will enjoy the use of these basic items.

Well & Water Usage

The house is not on city sewer and water. The well providing water is 4-500 feet deep down underground, designed and rated only for essential household water use. Excessive use may and has on rare occasion caused well pump overload, resulting in a loss of water pressure and the pump shutting down.

To avoid problems, please be deliberate about your use of the water at the house especially if you have a large group. For example, if everyone takes showers in the morning while the dishwasher is running and a load of laundry is in the wash, this may result in an overload on the pump. If you are doing multiple loads of laundry try to stagger the wash loads throughout the day instead of one after the other. Scheduling these water events throughout the day will ensure that this does not become an issue.

Septic System

As a general rule of thumb, do not dispose of anything in the septic system that can just as easily be put in the trash. Please be sure that everyone in your party understands and abides by the following:

In the kitchen:

  • There is no garbage disposal in the sink so please avoid washing food scraps, coffee grinds, and other food items down the drain. Please throw all waste into the trash.
  • Grease and cooking oils should not be washed down the drain. Pour them into a jar or can, allow the grease to cool off & solidify and then throw it in the trash.
  • Never, ever use any kind of a drain cleaner! Just a very small amount of drain cleaner can disrupt the operation of the tank. If a problem occurs and we have to schedule a service call and the diagnosis is that drain cleaner was used, you will be responsible for the cost of the service call & the recovery of the system.

In the bathroom:

  • ONLY flush toilet paper and wastewater. Do not flush plastics, paper towels, facial tissues, tampons, sanitary napkins, cigarette butts (but remember, no smoking allowed!), dental floss, disposable diapers, condoms, etc. The only things that should be flushed down the toilet are wastewater and toilet paper. Please make sure everyone in your party (including the children) are aware of this important directive.

Water Softener System

There is a water softener system next to the hot water heater in the laundry room downstairs. Occasionally it will recycle itself and emit a loud hissing noise that lasts for several minutes. If you happen to hear this hissing noise do not be alarmed. There is nothing wrong, it is just the system recycling.

Fireplace

The fireplace can be operated using the controls located on the top right corner of the firebox. More instructions can be found in the information book in the upstairs living area.

Thermostat

The thermostat is located on the wall in the living area upstairs. If you need them there are instructions on how to operate the thermostat in the Information book that you will find in the upstairs living room.

PLEASE NOTE that the new heating/cooling system for the house operates in tandem, meaning only one thermostat change can happen at a time. For example, if the upstairs guest sets a new temperature the system will begin to operate based on that command. If the downstairs guest then submits a change on the downstairs thermostat the system must complete the first command (from the upstairs thermostat) before it will begin to act on the subsequent command. Therefore if you’ve made a change to your apartment’s thermostat and don’t notice an immediate result please consider that the system may be operating on a command from the other thermostat and must complete it before your command will take effect.

Outdoor Area

There are two outdoor areas at the house: a screened porch and a patio on the ground level underneath the screened porch. If the house is rented to two groups at the same time the screened porch is reserved for the guests of the upper apartment (since it is attached to the kitchen.) Guests of the downstairs apartment may enjoy the use of the old-fashioned porch swing that is mounted on the ground level patio.

Trash Pick-up day

The usual trash pick-up day is Friday mornings. If your booking includes a Thursday & Friday, would you mind please taking the trash can (located on the back of the house at the bottom of the stairs to the screened porch) down to the curb on Thursday evening, and back again on Friday after the trash has been picked up? We really would appreciate it!

You will receive an email reminder regarding trash pick-up if you’ll be staying at the house on a Thursday/Friday.

No Pets & No Smoking Reminder

Guests are not permitted to bring pets into our home. Additionally, no smoking is permitted inside of the home. If extra cleaning is necessary to remove pet stains and/or clean carpets/upholstery to remove cigarette odor after your departure, you will be responsible for the cost of that cleaning. Thanks very much for your cooperation.

Check-Out Procedures

CHECK OUT TIME IS NO LATER THAN 10 A.M. Eastern Time. NO Late Check-Outs without prior permission. (Be careful because your door access code will expire and you will not be able to get back into the house after it does.)

Please follow this process when checking out:

  1. Rinse soiled dishes and utensils & place in the dishwasher with dishwasher soap pod and turn on. Dishwasher pods/detergent are located under the kitchen sink. PLEASE DO NOT OVERLOAD THE DISHWASHER, ESPECIALLY THE TOP SHELF.
  2. Please clean up major boil-overs or spills in the oven. The housekeeper charges extra to clean major messes in the oven. Same for the microwave; please clean up both to avoid extra cleaning charges.
  3. Please clean out all food items from the refrigerator & freezer, including condiments. Please do not leave any food behind.
  4. The iron & ironing board are stored in the master bedroom closet. If you used the iron please drain all of the water out before putting it away.
  5. In the winter turn thermostat (located in the upstairs hall near the living room) to “Heat” and the temperature down to 70 degrees. In the summer turn the thermostat to “Cool” and the temperature to 76 degrees.
  6. Put used towels in the bathtub. This helps the housekeeper determine which have been used. Be sure that all towels are accounted for. You will be charged for lost/damaged/excessively dirty towels or linens; these are not covered by the Damage waiver fee.
  7. If you’ve moved any furniture around, please return to its original position.
  8. All trash must be taken out to the large trash can found at the back of the house (bottom of the porch stairs.)
  9.  Log out of any/all streaming accounts on the TVs that you may have used during your stay.
  10. TURN OFF ALL THE LIGHTS & CEILING FANS.
  11. Please check all drawers in the bedrooms, the kitchen and bathroom cabinets for personal belongings. We are not responsible for any items left behind. If you leave anything behind, we will return it if possible, but if the housekeepers say they didn’t find something, unfortunately there’s nothing we can do about it.
  12. If you’ve used the key from the lockbox, please return it to the lockbox.
  13. Please make sure all of the doors are locked when you are leaving including the kitchen door to the porch. Exit through the door and be sure to press the LockState button twice to lock the door when you are leaving.
